Design-Build Remodeling FAQs
Your Questions About Design-Build Remodeling, Answered
When should I start planning a remodel?
We typically recommend beginning the planning and design process about a year before you’d like construction to begin. This allows time to interview firms, complete the design process, make selections, order products with longer lead times, secure permits if needed, and schedule construction. Planning ahead helps create a smoother, less stressful remodeling experience.
Do I need to be ready to start construction before beginning design?
No. In fact, the earlier you begin the design process, the better prepared you’ll be for construction. Design is the essential first step. We begin by understanding your goals, developing layouts, establishing project scope, and creating realistic pricing before construction is ever scheduled. Construction only begins after the design is finalized, approved, and contracted.
What does your design process look like from start to finish?
Our process follows a structured design-build approach:
- Discovery & Feasibility: We learn about your goals, evaluate the space, take measurements, and establish preliminary scope and ballpark pricing.
- Schematic Design: We create existing-condition drawings, develop layout options, and present concepts with pricing guidance.
- Selections & Detailed Design: We curate finishes, fixtures, cabinetry, lighting, and materials while developing detailed plans and 3D visualizations.
- Procurement & Preconstruction: Once everything is approved, we coordinate purchasing, finalize documentation, and prepare for construction.
Each stage includes presentations, feedback, and approvals so every decision is made with confidence before moving forward.
How long does the design process typically take?
Most design projects take approximately 10–20 weeks, depending on the project’s complexity, scope, and the pace of decision-making. A typical timeline includes:
- Discovery & Feasibility: approximately 4 weeks
- Schematic Design: approximately 4–6 weeks
- Selections & Detailed Design: approximately 5–8 weeks
Some projects move more quickly while others require additional time. We’ll discuss your schedule early in the process and identify opportunities to streamline the timeline whenever possible.
How involved will I be throughout the design process?
Your involvement is essential. We work closely with you throughout every stage of the design process to understand how you live today, how you want to live in the future, and what challenges you’d like to solve. We present complete design concepts, gather your feedback, and refine the design together. We also ask that all key decision-makers attend meetings and presentations to keep the project moving efficiently.
What if I don't know my design style yet?
That’s completely normal. Helping clients discover their style is an important part of our design process. Through conversations, questionnaires, inspiration images, and thoughtfully curated options, we’ll help define a design direction that reflects your lifestyle, preferences, and the way you want your home to feel. Our goal is to create a space that feels uniquely yours—not one that follows the latest trend.
Will I see 3D renderings and detailed plans before construction begins?
Yes. We provide detailed floor plans, elevations, and high-quality 3D renderings so you can clearly visualize your finished space before construction begins. You’ll also receive selection boards with product information and specifications, giving you confidence that every detail has been carefully considered before work starts.
What does design-build mean in residential remodeling?
Design-build is a streamlined approach where one team manages your project from initial design through construction. Instead of hiring separate architects, designers, and contractors, you work with a single, integrated team that handles planning, design, budgeting, product selections, permitting, and construction. This collaborative process improves communication, keeps design decisions aligned with your investment goals, and creates a more predictable remodeling experience.
How is design-build different from hiring an architect and contractor separately?
With a traditional approach, homeowners often coordinate multiple firms that may have never worked together. This can lead to communication gaps, scheduling conflicts, and uncertainty about who is responsible for solving problems. With design-build, one team manages the entire project from concept through completion. Designers and construction professionals collaborate throughout the process, helping ensure your design, budget, and construction plans stay aligned while providing a single point of accountability.
Can I live in my home during remodeling?
In many cases, yes. It depends on the scope of the project, but many homeowners remain in their homes throughout construction. We work to minimize disruption by installing dust protection, protecting surrounding areas, maintaining clear communication, and, when practical, setting up temporary living spaces such as a temporary kitchen during kitchen renovations.
Who manages my project, and how will I stay informed?
Every project has a dedicated Project Manager who oversees daily construction, coordinates trade partners, manages scheduling, and serves as your primary point of contact. You’ll receive regular communication throughout the project, including:
- Daily progress updates with photos through Buildertrend
- Weekly project meetings
- Ongoing communication by phone, email, or text based on your preferences
Our goal is to ensure you always know what’s happening and what’s coming next.
What happens if unexpected issues are discovered during construction?
Occasionally, remodeling uncovers hidden conditions such as water damage, outdated plumbing or electrical systems, structural concerns, or other issues that couldn’t be identified before demolition. If that happens, we’ll explain the situation, recommend the best solution, discuss any impact on schedule or cost, and keep you informed every step of the way. Transparency is central to how we manage every project.
How are changes handled once construction begins?
If changes become necessary—whether due to unforeseen conditions or because you’d like to modify the project—we’ll review the proposed scope, explain any schedule or budget impacts, and provide a formal change order for your approval before additional work begins. This ensures every decision is documented and fully understood before moving forward.
Do you handle permits and inspections?
Yes. We coordinate all required permits and inspections for projects that require them. As your design-build partner, we manage the permitting process with the appropriate local authorities and coordinate inspections throughout construction so your project progresses smoothly and meets all applicable building requirements.
