Timeline & Process
How long does a high-end kitchen remodel typically take to build?
It depends on a number of factors. A minor kitchen remodel may take 6–8 weeks, while a major kitchen renovation more commonly takes 3–4 months on average. Take a look at our Remodeling Timelines & Investment Guide for more information.
What are the main stages of kitchen construction?
Demo, rough-in installation, inspections, and finishes (blueboard and plaster, flooring, cabinets, trim, paint, etc.).
What can cause delays during construction?
Often during the rough-in stage, we may uncover pre-existing issues that could not be identified during the preconstruction process. Examples include past water damage and rot, utilities behind walls that need to be relocated, or framing members that aren’t code-compliant and need to be addressed or upgraded during rough-in.
How far in advance should I plan a kitchen remodel?
We recommend beginning the design stage of your kitchen remodel about a year in advance. This gives you ample time to interview reputable, qualified firms (tips on evaluating design-build partners here). The preconstruction process may be longer than some people realize: cabinets, doors, and windows often have long lead times and need to be ordered many months in advance. Firms are also often booked six months or more out, so you will need to get into their client queue.
What should homeowners do before construction begins?
We hold a detailed preconstruction meeting with the client and project team before the project kicks off. We ask that clients remove everything they wish to save from cabinets and storage prior to the start date. Together, we identify furniture that may need to be moved or relocated off-site, and we discuss removing wall hangings or other items in adjacent rooms that could be damaged by vibrations. It’s also worth thinking about how you’ll handle meals. When feasible, JM will often provide a temporary kitchen outfitted with a sink and small appliances.
Living Through Construction
Can I live in my home during a kitchen remodel?
Yes, you can live in your home during a kitchen remodel. We do our best to work as quickly and efficiently as possible, but you will be without access to certain items, such as your oven and dishwasher. We can set up a temporary kitchen that includes a microwave, cooktop, running water, and floor protection so you can go about your daily life during your remodel.
How disruptive is the construction process day to day?
There will be some disruption, especially during demolition and rough-in, when noise and activity are at their highest. Work typically takes place during standard weekday business hours, and your project manager will let you know in advance about louder or more disruptive phases so you can plan around them. Once the project moves into finishes, the day-to-day impact usually lessens.
How do you control dust, noise, and protect my home?
We take care to protect your home throughout construction. This includes floor protection, dust barriers to separate the work area from the rest of your home, and covering or sealing off adjacent spaces as needed. We keep the jobsite clean and organized at the end of each day. While some noise is unavoidable, we schedule the loudest work during normal working hours and keep you informed of what to expect.
How do homeowners typically prepare for a kitchen remodel?
Most homeowners start by emptying cabinets, drawers, and pantry spaces, and setting aside the everyday items they’ll need during construction. It’s also helpful to plan for meals, whether that means using a temporary kitchen, stocking up on easy-to-prepare foods, or eating out more often. Clearing a path to the work area, removing fragile items from nearby rooms, and making arrangements for pets will also help the project start smoothly.
Project Management & Quality
Who manages the project on-site each day?
The project manager oversees the project each day. This person meets all trade partners on-site, coordinates all site logistics, handles client communication and updates, and serves as the point person for everything construction-related.
How often will I receive updates during construction?
Daily updates are posted to Buildertrend as Daily Logs, which include a brief description of the work completed along with photos from that day. Weekly progress meetings are held with the client and project team and follow the same agenda each week to keep the client informed of what’s happening and what to expect next. Daily updates may also be given verbally, over the phone, or in person, depending on the client’s preferred communication method and availability. How do you ensure quality control across trades and subcontractors?
The project manager is responsible for daily quality control and quality assurance checks and inspections. The project designer and construction manager conduct periodic project reviews, adding another set of eyes to help ensure the best possible outcome. Expectations and processes for trade partners and vendors are established early and reinforced often. Our trades are thoroughly vetted, and most have worked with JM for many years, allowing us to build deep, trusting relationships. Many of our trade partners are affiliated with our local chapter of professional remodelers (Pro New England) and are dedicated to continually improving processes and experiences for our clients’ benefit.
Cost & Change Orders
How are change orders handled during a kitchen remodel?
If a change order is required due to an unforeseen circumstance, we call the client to explain the scope of work, schedule impact (if any), and cost. The change order is then released via Buildertrend, where the client can review, approve, and pay for it. If the client would like to change the scope, we follow a very similar process.
What happens if unexpected issues are discovered once work begins?
We notify the client as soon as feasible and present a solution, which may or may not include a change order depending on the issue. We are transparent and upfront about what the issue is and what we recommend as the best solution.
How do you prevent budget overruns during construction?
It all begins with preconstruction. We follow a proven process that takes a thorough, detailed approach to each project. One of many examples is our trade partner walkthrough, in which every applicable trade walks through the jobsite to see the project in person, in addition to reviewing the full drawing set from our design team. The scope of work is then reviewed by the project team and entered into the contract by our Project Planner. Our contracts are extremely detailed and are accompanied by a detailed drawing set to eliminate any potential ambiguity in scope for JM, our trade partners, and our clients. This is just one of the many ways we stay on schedule and on budget for our clients.
Permits & Technical Work
Who handles permits and inspections in Massachusetts?
For all projects, JM Construction will apply for and obtain a building permit as needed from the Authority Having Jurisdiction (AHJ), which in most cases is the local building department. We notify the local building inspector as needed for inspections.
How do you manage plumbing, electrical, or structural updates?
We coordinate every element of the project, including plumbing, mechanical, electrical, and structural work. As a design-build firm, we take full ownership of all aspects of the project.
What inspections are required during a kitchen remodel in Massachusetts?
Most kitchen remodels require the following:
